  • Smoke alarms in the dwelling must:

i) be photoelectric (AS 3786-2014); and

ii) not also contain an ionisation sensor; and
iii) be less than 10 years old; and
iv) operate when tested; and
v) be interconnected with every other smoke alarm in the dwelling so all activate together.
 
  • Smoke alarms must be installed on each storey:
i) in each bedroom; and
ii) in hallways which connect bedrooms and the rest of the dwelling; or
iii) if there is no hallway, between the bedrooms and other parts of the storey; and
iv) if there are no bedrooms on a storey at least one smoke alarm must be installed in the most likely path of travel to exit the dwelling.  
For properties built prior to Jan 1st 2017
If your property has existing hardwired smoke alarms, they must be replaced with new hardwired smoke alarms. Wireless battery powered alarms can be used in all other required locations. If your property has no existing hardwired smoke alarms, then wireless battery powered alarms are suffice.
 
For properties built after 1 January 2017
The smoke alarms will need to be hardwired. 

The legislation requires smoke alarms to be cleaned and checked to ensure they are all in good working order within 30 days of the start of a leased tenancy.

Current legislation requires all smoke alarms to be photoelectric; this means that they can be set off from a build-up of particles. Including: Dust, Steam/Condensation, bugs and build up of any chemicals (Incense oil, Anti-perspirant). Nuisance alarms can occur; If the alarms are not routinely (every 6 months) cleaned and maintained. Using a vacuum to remove any debris build ups in the alarm, will help to minimise any false alarms.
